How To Price Your Home To Sell
As you begin to prepare your home for sale, the most important thing you must take into consideration is the “asking price” also known as the listing price.
Regardless of the condition of your residence, this will be the one thing which will attract ready buyers and help determine how quickly your house will sell so you can get close to the maximum return on your investment, depending on the period when you first bought your house. The information in this article will provide you with some thoughts which will help you reach your goal.
Many people make the mistake of pricing their property below the real value and the current market price of competing and comparable residential real estate. It is true by doing so you will attract the maximum number of prospects (qualified or not) but the reverse can also happen.
There for if you start your “asking price” at or near the “rock bottom price” you may well lose a perfectly qualified buyer, because you have left no negotiating room in your price.
The majority of buyers today expect to be able to do a “little horse trading” when purchasing real estate. And in turn, even if it’s the perfect house for them, they will walk away simply because they feel you are being unreasonable.
On the other hand if you put your “asking price” at the high end of the market once again you could discourage people who are qualified and ready to buy.
One of the first questions the majority of buyers will ask about is the price. With your price on the high end these folks may well decide, the house, even though it is their “dream home” and the ideal area for raising their family, is just too expensive. Which in turn means they are going to seek a more reasonable priced home in the same neighborhood or immediately adjacent to your neighborhood.
Finding and setting the “perfect” price for your home is something many sellers begin by doing a little research on the World Wide Web. Thanks to the internet, and to prepare yourself for when you’re ready to talk with realtor, you can check the “asking price” of several homes in your area. This will help you understand more about the range to consider for reaching a fair asking price both for you and for your prospective buyers.
Naturally, being informed, will help you feel more confortable once you’re ready to price your home. My goal is to help you arrive at a price that is not to low or too high.
You can be confident that, with my assistance, you won’t leave thousands of dollars on the table and be in position to put thousands of more dollars in your wallet by maximizing the return on the equity in your home.
I am always available to answer your questions. Please don’t hesitate to call, even if you don’t feel the timing is perfect for you to make a decision.
Best Regards,

Where Do I Find Good Real Estate Buys in Jacksonville?
Nearly everytime I’m in a conversation, the subject of economic conditions comes up. Once that happens the next question I often here is, “where do i find good real estate buys in Jacksonville?”
Of course the second most asked question, since I live near the beach is, where do i find good real estate buys in Jacksonville Beach?” Because I’ve been a Realtor® for so many years I know to ask a few questions so my answer will actually be helpful. I have a hunch my blog readers would be interested in these questions as well.
It may interest you to know that even if you don’t live in Florida the best way to find good real estate buys is to have a game plan, before you start looking.
What this means is you’ll want to ask yourself this question: What would make a great looking house in a friendly and attractive neighborhood a “good real estate buy” for me?
I’ve answered that question so many times and have never been disappointed with the responses I receive. The conversation always travels through many different topics. As amazing as it may sound, money, in regard to the investment required to own the home, is often way less important, once the conversation starts moving into the area of personal preferences. So let’s explore a few things you can use to start your house hunting list.
Hopefully these ideas will serve as idea joggers as you prepare to ask your own “Where Do I Find Good Real Estate Buys in Jacksonville” question. The answer is, nearly anywhere you look these days. It just depends on the type of residence you’d like, where you’d like it to sit…and how tall do you like your trees:)

It may be time to get that Jacksonville Beach home you’ve been dreaming about.
Is it your dream to live in the idyllic Jacksonville Beach? Have you been put off moving because it has seemed to be a sellers market with property prices just rising and rising?
You may not have to put off this dream much longer if the latest statistics coming out are anything to go by. If you want to get yourself a Jacksonville Beach home, there has never been a better time. Here is why:
Market Values in Jacksonville Beach have dropped slightly – According to real estate website www.zillow.com, the price of Jacksonville Beach homes has dropped by about 10% over the year from mid- 2007 to mid- 2008.
This means that times are changing and momentum is building in the transitiion from a seller’s market to a robust buyer’s market. The opportunities are here and many are finding they are able to grab themselves a bargain on the new home of their dreams.
Many people are suffering in the current economic climate and you can take advantage of short selling- Like the rest of America. With tough economic times, some home owner’s are feeling the strain of their mortgage and may be struggling with their mortgage payments.
While it is unfortunate for them, this can open the door for you. If they have made a short-selling arrangement with their mortgage provider, this could be a great chance to pick up a bargain.
Living by the beach is just fantastic- Another great reason to move to Jacksonville beach has nothing to do with property prices. Living by the beach is such a great lifestyle. Imagine being able to wake up in the morning and jump in the surf before you head off to the office. And then you can go for a surf again on your way home. It definitely beats the hustle and bustle of the city lifestyle.
For a while there, it seemed with the property bubble that Jacksonville Beach homes were unattainable. However, things seem to be correcting themselves and Jacksonville in general, but especially Jacksonville Beach homes, may no longer be out of your reach.
With dropping house prices and many people forced in to short-selling their homes, now may be the perfect time to live the life of your dreams.
Make sure you speak with me so I can check homes in Jacksonville and Jacksonville Beach and other areas to see if short-sales of homes are available that fit your needs.

Short Sales In The Jacksonville Real Estate Market
Whether you are actively looking for a home or sitting on the sidelines waiting for the right time, you’ve probably heard about short sales.
Short sales have been around for a while, however they are becoming more common in today’s real estate environment. Basically, a short sale is a positive option for a home owner who is in jeopardy of foreclosure.
Several factors must be in place in order for a short sale to be available to a home owner looking to sell. The most important factor is a bank or mortgage holder who is willing to work with the home owner in order to avoid beginning the foreclosure process.
While short sales are just beginning to gain traction in the local market, I have facilitated several in recent months. The process requires lots of communication with the mortgage holder and the home owner wishing to sell.
For the prospective purchaser, the benefits are plentiful. Naturally, this is not something that’s is always available, however, when a short sale is on the table, the sceniaro for a win-win outcome is definitely in play.
I’ve been in the area for nearly 25 years and can help with any questions you may have in regard to real estate in NE Florida.
NE Florida real estate is considered an undervalued and overlooked commodity which makes your timing more important than ever.

Jacksonville Beach Realtor Knows Market Values in Area
Since my decision to become a Jacksonville Beach Realtor, even though I serve the entire NE Florida area, I noticed something about this market. Naturally, I study what’s happening in the area with a focus on things like the strength in the school system and the market values and property values of close by areas. Specifically areas like Ponte Vedra and St Augustine’s Palencia community.
My research indicated that, based on national surveys, Jacksonville Beach homes are good values when compared with any other real estate market in the nation. Ponte Vedra real estate mimics the same level of strengths. The age of the homes and the natural beauty of the areas and proximity to the beaches, makes these beach communities a perfect setting for both singles and families.
Whether you are a real estate investor or just thinking about starting your search for homes in Jacksonville Beach, now is the best time of the year to begin your search. Especially in regard to Jacksonville Beach oceanfront penthouse properties and condos or single family homes. And Ponte Vedra real estate and other properties add to the wealth of properties for your consideration.
Truly NE Florida real estate is an undervalued and overlooked commodity that’s just beginning to trigger international and local interest.
Please do not hesitate to call me with your questions or comments. If you haven’t done so recently you’ll want to check on market values or property values in our area.
My direct number is 904-910-0203. I look forward to speaking with you.
