A Recesson Briefing

The media has been broadcasting this headline for years. There is no doubt that we are in a recession. What you have to answer for yourself now is what are you going to do about it? On your own, you can change it but you can adapt to the situation until things blow over.

Now how do we do that? Well the best thing to do is tighten your belt because the credit market is frozen so you won’t be able to get a loan for personal or for business purposes.

With the money you have, it is best to use it wisely by buying only the important items when you go to the grocery. If there are other items you want to go get, you have to sacrifice in order to get it by buying different brand that is more affordable. Since most supermarkets have special offers, give out free vouchers or samples, you should also avail of it.

Do you drive yourself to work? If you do, has it ever occurred to you how much you spend on gas everyday? If you drive an SUV, chances are you spend a lot on gas just to go to and from work. Part of tightening that belt means trading in your SUV or a smaller car. If it is possible, go for a hybrid because you save on gas and get a tax break from the government.

Most people eat out during their lunch break. Instead of buying food, why don’t prepare it at home and then bring it to the office. That way, you don’t have to spend your hard earned dollars for lunch so you can use this elsewhere.

Your employer is aware of the current financial crisis. You can help him or her by suggesting if it will be possible to do some of the work at home. Some companies allow their employees to do this so just have to check if this scenario can work for you. Just be sure that you are as productive at home like you are in the office.

But because you spend more time at home instead of the office, your electricity bill will surely go up. To try and resolve that, the best thing to do will be to replace your lighting fixtures with those that consume less wattage. Since you have a landline and mobile phone, you should change this with a provider that offers better rates than what you are currently paying for. The same goes for other bills that pay monthly.

With all the money you are able to save, you should use it to pay any outstanding debts that you may have with the bank to ensure you have a good credit rating. You can also use this to take up a training course so you or go back to school so you will be able to shift to another career if the current one you are in right now is not working out.

The current recession isn’t going to end by Christmas since it is forecasted to last until next year. For you to survive, you have to tighten your belt. If you don’t know how to do this or want to learn more, it is best to hire a financial adviser who can come up with a plan so you can just follow it.

I wanted to keep it short and informational. Please feel free to leave your comments. The best comments have their feedback posted in a column next month. Thanks for stopping by.

Best Regards,

Information About Florida Legal Forms

From time to time I get questions regarding legal forms. I am definitely not an attorney and cannot and do not give legal advice. Your best resource for legal advice, especially in regards to forms, is to check with an attorney.

There are a few generic tips I found online that I can pass on for your perusal. The following information may provide an outline of several types of forms. Give this the once over and check with an attorney for more detailed information.

Each state, under the federal constitution of the United States of America, is given the freedom to litigate or debate on a particular legal issue through their own judiciary system.

Every state judiciary adopts their own effective procedures in dealing with the cases under their jurisdiction. The hierarchy or the movements of the cases from the district courts up to the Supreme Court and back again to the Court of Appeals is one example of a procedure that the judicial branch of the states have. This does not exempt Florida being a member of the federal government.

The judiciary department of the state of Florida has their own adopted rules and regulations in treating cases and other movements in their legal facet. All states’ judiciary have several similarities particularly in the general way that things are handled administratively, there are differences because of the varying state legislations that are passed for the constituents of a particular home state.

Among these differences are in the forms that each state uses. Florida legal forms, though different from other states, still incorporate the basic type of entries that most other legal forms have.

The need for the legal forms to be original is rooted on the primary problems of fraud and forgery. Because these crimes are mushrooming, not just in Florida, but in other states as well, authorities must make their own legal forms authentic and original.

However, there are forms that are easily downloaded from sources on the Internet. These forms are those that relate to agreements including tri-part covenant forms. Here are some of the Florida legal forms that can be obtained over the net:

Bankruptcy Forms – these are submitted to the government to claim for assistance in case that a business has basically lost market. This form is often submitted together with several proof of bankruptcy including the declaration of assets and loses.

Bill of Sale – this is a form that is similar to a binding contract of sale which is submitted to a counsel for proper documentation. Bill of sale is often given to both parties; the seller and the buyer.

Divorce Forms
– the primary form submitted for the nullification of marriage.

Heirship Affidavit – this is an article that gives proof to a person of being a legitimate heir over a particular property and asset.

Premarital Agreement
– this is filled to ensure financial security over spouses before marriage. This also tackles conjugal claims in the events of divorce or death. This form is also known as the pre-nuptial agreement.

Promissory Notes
– this form is a financial form that specifies delay of payment and the corresponding conditions due to the delay.

There are other legal forms used in Florida. All of which, when properly processed, are admissible in courts in the state. These forms are not valid if there are no legal interventions in the contents and agreements thereof.

Florida State legal forms can also be acquired through packages. This is because one particular case or issue may need as many forms possible and it is a requirement for one another. For example, Divorce Forms may contain one or more forms that are needed for the whole case.

Just the same, the form packages can be acquired in their respective department or through the internet. Just be sure that when Florida legal forms are downloaded from the Internet, those are the ones that are certified by authorities.

Remember, the above references are informational only. You will definitely want to have an attorney review any forms you are contemplating the use of, prior to taking any actions. There is no substitute for competent legal advice.

Use Landscaping to Improve Your Curb Appeal

Simple landscaping changes can dramatically improve your home’s appeal to buyers. Landscape gardening can make a has often been likened to the painting of a picture, however, you don’t have to be an expert gardner to handle the changes that can make a difference.

With landscape gardening you’ll want to start with a mind picture of what you want to see with the finished project. For our goal of keeping it simple, we’ll work out a little theory of landscape gardening.

Let us go to the lawn. A good extent of open lawn space is always beautiful. It is restful. It adds a feeling of space to even small grounds. So we might generalize and say that it is well to keep open lawn spaces.

If one covers his lawn space with many trees, with little flower beds here and there, the general effect is choppy and fussy. It is a bit like an over-dressed person. One’s grounds lose all individuality thus treated. A single tree or a small group is not a bad arrangement on the lawn.

Do not center the tree or trees. Let them drop a bit into the background. Make a pleasing side feature of them. In choosing trees one must keep in mind a number of things. You should not choose an overpowering tree; the tree should be one of good shape, with something interesting about its bark, leaves, flowers or fruit.

While the poplar is a rapid grower, it sheds its leaves early and so is left standing, bare and ugly, before the fall is old. Mind you, there are places where a row or double row of Lombardy poplars is very effective. But I think you’ll agree with me that one lone poplar is not. The catalpa is quite lovely by itself. Its leaves are broad, its flowers attractive, the seed pods which cling to the tree until away into the winter, add a bit of picture squeness.

The bright berries of the ash, the brilliant foliage of the sugar maple, the blossoms of the tulip tree, the bark of the white birch, and the leaves of the copper beech all these are beauty points to consider.

Place makes a difference in the selection of a tree. Suppose the lower portion of the grounds is a bit low and moist, then the spot is ideal for a willow. Don’t group trees together which look awkward. A long-looking poplar does not go with a nice rather rounded little tulip tree. A juniper, so neat and prim, would look silly beside a spreading chestnut. One must keep proportion and suitability in mind.

Our local agricultural adviser would never suggest the planting of a group of evergreens close to a house, and in the front yard. The effect is very gloomy indeed. Houses thus surrounded are overcapped by such trees and are not only gloomy to live in, but truly unhealthful. The chief requisite inside a house is sunlight and plenty of it.

As trees are chosen because of certain good points, so shrubs should be. In a clump I should wish some which bloomed early, some which bloomed late, some for the beauty of their fall foliage, some for the colour of their bark and others for the fruit.

Some spireas and the forsythia bloom early. The red bark of the dogwood makes a bit of colour all winter, and the red berries of the barberry cling to the shrub well into the winter.

Certain shrubs are good to use for hedge purposes. A hedge is rather prettier usually than a fence. The Californian privet is excellent for this purpose. Osage orange, Japan barberry, buckthorn, Japan quince, and Van Houtte’s spirea are other shrubs which make good hedges.

When making tree and shrub selections it is usually better to choose those of the locality one lives in. Unusual and foreign plants do less well, and often harmonize but poorly with their new setting.

Landscape gardening may follow along very formal lines or along informal lines. The first would have straight paths, straight rows in stiff beds, everything, as the name tells, perfectly formal. The other method is, of course, the exact opposite. There are danger points in each.

The formal arrangement is likely to look too stiff; the informal, too fussy, too wiggly. As far as paths go, keep this in mind, that a path should always lead somewhere. That is its business to direct one to a definite place.

Now, straight, even paths are not unpleasing if the effect is to be that of a formal garden. The danger in the curved path is an abrupt curve, a whirligig effect. It is far better for you to stick to straight paths unless you can make a really beautiful curve. No one can tell you how to do this.

Garden paths may be of gravel, of dirt, or of grass. One sees grass paths in some very lovely gardens. I doubt, however, if they would serve as well in your small gardens. Your garden areas are so limited that they should be re-spaded each season, and the grass paths are a great bother in this work.

Of course, a gravel path makes a fine appearance, but again you may not have gravel at your command. It is possible for any of you to dig out the path for two feet. Then put in six inches of stone or clinker. Over this, pack in the dirt, rounding it slightly toward the centre of the path. There should never be depressions through the central part of paths, since these form convenient places for water to stand. The under layer of stone makes a natural drainage system.

A building often needs the help of vines or flowers or both to tie it to the grounds in such a way as to form a harmonious whole. Vines lend themselves well to this work. It is better to plant a perennial vine, and so let it form a permanent part of your landscape scheme. The Virginia creeper, wistaria, honeysuckle, a climbing rose, the clematis and trumpet vine are all most satisfactory.

Now close your eyes and picture a house of natural colour, that mellow gray of the weathered shingles. Now add to this old house a purple wistaria. Can you see the beauty of it? I shall not forget soon a rather ugly corner of my childhood home, where the dining room and kitchen met. Just there climbing over, and falling over a trellis was a trumpet vine. It made beautiful an awkward angle, an ugly bit of carpenter work.

Of course, the morning-glory is an annual vine, as is the moon-vine and wild cucumber. Now, these have their special function. For often, it is necessary to cover an ugly thing for just a time, until the better  things and better times come. The annual is ‘the chap’ for this work.

Along an old fence a hop vine is a thing of beauty. One might try to rival the woods’ landscape work. For often one sees festooned from one rotted tree to another the ampelopsis vine.

Flowers may well go along the side of the building, or bordering a walk. In general, though, keep the front lawn space open and unbroken by beds. What lovelier in early spring than a bed of daffodils close to the house? Hyacinths and tulips, too, form a blaze of glory.

These are little or no bother, and start the spring aright. One may make of some bulbs an exception to the rule of unbroken front lawn. Snowdrops and crocuses planted through the lawn are beautiful. They do not disturb the general effect, but just blend with the whole. One expert bulb gardener says to take a basketful of bulbs in the fall, walk about your grounds, and just drop bulbs out here and there.

Wherever the bulbs drop, plant them. Such small bulbs as those we plant in lawns should be in groups of four to six. Daffodils may be thus planted, too. You all remember the grape hyacinths that grow all through Katharine’s side yard.

The place for a flower garden is generally at the side or rear of the house. The backyard garden is a lovely idea, is it not? Who wishes to leave a beautiful looking front yard, turn the corner of a house, and find a dump heap? Not I. The flower garden may be laid out formally in neat little beds, or it may be more of a careless, hit-or-miss sort. Both have their good points. Great masses of bloom are attractive.

You should have in mind some notion of the blending of colour. Nature appears not to consider this at all, and still gets wondrous effects. This is because of the tremendous amount of her perfect background of green, and the limitlessness of her space, while we are confined at the best to relatively small areas.

So we should endeavour not to blind people’s eyes with clashes of colours which do not at close range blend well. In order to break up extremes of colours you can always use masses of white flowers, or something like mignonette, which is in effect green.

Finally, let us sum up our landscape lesson. The grounds are a setting for the house or buildings. Open, free lawn spaces, a tree or a proper group well placed, flowers which do not clutter up the front yard, groups of shrubbery these are points to be remembered. The paths should lead somewhere, and be either straight or well curved. If one starts with a formal garden, one should not mix the informal with it before the work is done.

Real Estate and High Gasoline Prices?

I know it may not link directly with your thoughts about buying or selling a home; however, I thought my blog readers might find a few gasoline saving tips to be helpful information. So here goes…

When you are dealing with high price gasoline you are not alone these days. Even with the recent drop in gasoline prices, everyone is still concerned about the future. Of course, with gasoline being the fuel of the most common form of transportation today, who would not be?

And since gasoline is still a major fuel used by most cars in the world, there is nothing that can be done except deal with the changes. People may not have that much of an influence in lowering the current gas prices especially with the great demand for gasoline elsewhere in the world.

The most effective means would be making a collective effort of minimizing gasoline use as well as trying to get more out of every gallon of gas as possible.

The pricing of gasoline is a combination of a number of different factors. One of the most important parts is the price of crude oil in the market. You can say that crude oil is the primary raw material from where gasoline is being derived from.

In fact gasoline is a major product of crude oil. That is why crude oil accounts for more than half of the price tag of gasoline in gas stations. If the price of crude oil goes up, the price of gasoline also goes up.

Another factor that affects gas prices is the refining costs. Different states require certain refining regulations to be followed. This is to follow the certain standards in refining gasoline to make them acceptable for use locally. Certain refining additions to the process would likely add up to the retail price of gas sold in different states.

Taxes are also considered a prime factor in setting the price tag for gasoline at retail gas stations. Different areas in the country follow different tax standards for gasoline. Aside from the federal taxes, states also have their own set of taxes being placed on petroleum products.

The higher the taxes placed on gasoline, the higher its retail price eventually becomes. The difference in state, federal and local taxes is also one of the reaosns why different states have different gasoline prices.

Dealing with the high gasoline prices for the car owner does not depend on these factors however. It has more to deal with trying to get the most out of every drop. And this usually means that car owners try to get the best mileage out of their vehicles when using them.

Good mileage does not usually mean having a new car. It also has a lot to do with a number of factors. For one, driving habits can also affect a car’s mileage. Aggressive driving can lay waste to gasoline use and reduce a car’s mileage quickly. Drivers who are prone to sudden and quick accelerations and fond of hard braking can put some strain into a car’s performance after awhile.

Another means of improving mileage that car owners can actually do is keeping up with their car’s scheduled maintenance. As the car is used day in and day out, it can aquire certain wear and tear along the way.

A car’s scheduled maintenance process would enable the car to get much needed repairs and maintenance work even before things get worse. This can help maintain a car’s good mileage. The longer the car enjoys better mileage the better chance a car owner would have in dealing with the rising gasoline prices.

I hope you have found this to be helpful information.

$1 Million Homes for $2500…

Hopefully you haven’t responded to ads like this. I’ve been seeing or hearing about such practices and it concerns me deeply.

As a Realtor, I and my counterparts are dedicated to providing realistic and honest responses when approached about buying or selling a home in Jacksonville, Jacksonville Beach or any of the other communities throughout NE Florida.

The idea of buying a $1 million home for $2500 is a promoter’s way of getting consumers interested in purchasing homes through auction sales. These homes are listed on the county rolls because they have tax liens. The process is more complicated than most people can learn from the books that promoters are selling….especially over the Internet.

My suggestion is one that will help you make your best decision…and most likely will also save you headaches and money!

Always talk with a Realtor. We are licensed and duty bound to provide reliable information. My years of experience have allowed me to meet some really great people and help them find the home of their dreams.

Free, professional advice is always available when you are dealing with a Realtor. Check with me if you are concerned about real estate options that are the best match for your situation. You’ll be surprised at the options that are available in today’s real estate marketplace.

Short Sales In The Jacksonville Real Estate Market

Whether you are actively looking for a home or sitting on the sidelines waiting for the right time, you’ve probably heard about short sales.

Short sales have been around for a while, however they are becoming more common in today’s real estate environment. Basically, a short sale is a positive option for a home owner who is in jeopardy of foreclosure.

Several factors must be in place in order for a short sale to be available to a home owner looking to sell. The most important factor is a bank or mortgage holder who is willing to work with the home owner in order to avoid beginning the foreclosure process.

While short sales are just beginning to gain traction in the local market, I have facilitated several in recent months. The process requires lots of communication with the mortgage holder and the home owner wishing to sell.

For the prospective purchaser, the benefits are plentiful. Naturally, this is not something that’s is always available, however, when a short sale is on the table, the sceniaro for a win-win outcome is definitely in play.

I’ve been in the area for nearly 25 years and can help with any questions you may have in regard to real estate in NE Florida.

NE Florida real estate is considered an undervalued and overlooked commodity which makes your timing more important than ever.

Jacksonville Beach Realtor Knows Market Values in Area

Since my decision to become a Jacksonville Beach Realtor, even though I serve the entire NE Florida area, I noticed something about this market. Naturally, I study what’s happening in the area with a focus on things like the strength in the school system and the market values and property values of close by areas. Specifically areas like Ponte Vedra and St Augustine’s Palencia community.

My research indicated that, based on national surveys, Jacksonville Beach homes are good values when compared with any other real estate market in the nation. Ponte Vedra real estate mimics the same level of strengths. The age of the homes and the natural beauty of the areas and proximity to the beaches, makes these beach communities a perfect setting for both singles and families.

Whether you are a real estate investor or just thinking about starting your search for homes in Jacksonville Beach, now is the best time of the year to begin your search. Especially in regard to Jacksonville Beach oceanfront penthouse properties and condos or single family homes. And Ponte Vedra real estate and other properties add to the wealth of properties for your consideration.

Truly NE Florida real estate is an undervalued and overlooked commodity that’s just beginning to trigger international and local interest.

Please do not hesitate to call me with your questions or comments. If you haven’t done so recently you’ll want to check on market values or property values in our area.

The Timing Is Perfect For Buying In NE Florida

Jacksonville Beach Realtor Shows Top Value Buys In Area

As a Jacksonville Beach Realtor I keep an eye on what’s happening in the greater Jacksonville area. Being recognized as a Jacksonville Beach Best Realtor is nice, but I keep working harder to keep up with what’s happening in the marketplace.

For example, recently the market for any real estate near the beach, especially Jacksonville Beach oceanfront condos and Ponte Vedra real estate and other properties, have become an undervalued and overlooked commodity. Although there are signs that people are starting to buy, it’s clear the most needed item for most people is information.

People want to know what are the options and is this the best time to purchase a home. My answer is there is no better time to begin the search for a home. When speaking specifically about Jacksonville Beach, oceanfront and waterfront homes are a very solid value these days.

My fear is that hesitation will cost those who wait and try to “time” the market.  The best strategy is to make a decision and list what you want in a house and modify your list until it fits your lifestyle. At that point it’s time to go shopping.

An old saying, “A Picture Is Worth A Thousand Words,” rings more true these days than ever before. Take a look at my most recent listings and judge for yourself. Please do not hesitate to call me with your questions.
